Tile Balconies and Patios: How to Clean Them Without Causing Damage

Tile is a good-looking, hard-wearing surface for balconies and patios. The weak point is grout. Grout is porous, absorbs moisture and dirt, and darkens quickly without maintenance. Clean the tile wrong and you can etch the surface, damage the grout, or push water into the substrate below.

Know Your Tile Type

Outdoor tile is usually ceramic, porcelain, or natural stone. Porcelain is the most forgiving to clean. Natural stone, including slate, travertine, and granite, is the most sensitive: acidic cleaners like vinegar or citrus products can etch the surface. If you have natural stone, always check the manufacturer's recommendations before applying anything.

Routine Cleaning

Sweep or blow off loose debris regularly to keep dirt from working into the grout. For washing, use warm water and a pH-neutral cleaner or mild dish soap with a soft brush. Scrub in a circular motion and rinse until the water runs clear. Standing water leads to mineral deposits and algae, so make sure it drains fully after cleaning.

Cleaning Grout

For light staining, a paste of baking soda and water applied with a stiff brush and left for 10 minutes works well. Scrub and rinse. For darker staining or mildew in the grout lines, oxygen bleach mixed with water is safer than chlorine bleach, which can discolour coloured grout unevenly. Apply, let it dwell for 10 to 15 minutes, scrub with a grout brush, and rinse well.

Avoid wire brushes on grout: they weaken and scratch it. Replace crumbling or missing grout before water gets underneath and causes tile to lift.
