How to Clean a Concrete Balcony Without Damaging the Coating

Painted concrete is a practical surface for balconies and parkades. The coating seals the concrete from moisture, which matters in Victoria's wet climate. But clean it wrong and you'll strip the paint, exposing the concrete to water infiltration that leads to spalling and structural damage.

Before you start, check for peeling, bubbling, or cracking paint. If those are present, be extra careful. Large areas of failing coating need professional repainting, not just a wash.


Routine Cleaning for Light Dirt

For everyday soil, the process is simple: sweep off loose debris, rinse with a hose, scrub with a soft brush and warm water mixed with a small amount of dish soap, then rinse thoroughly. Don't let soapy water sit for more than a few minutes. The surfactants in dish soap can weaken older latex paint coatings if left to soak.


Grease and Oil Stains

BBQ grease is the most common culprit on residential balconies. For fresh spills, blot up as much as you can, apply dish soap directly to the stain, scrub, and rinse. For older stains, use a degreaser rated as safe for painted surfaces. Apply, let it dwell a few minutes, scrub, and rinse well. Skip citrus-based degreasers as they can soften some coatings.


Mildew and Algae

Dark streaks on painted concrete are usually algae or mildew. Oxygen bleach mixed with water (follow the product ratio) is effective and safe for most painted surfaces. Apply with a brush, let it sit for 10 minutes, scrub lightly, and rinse well. Chlorine bleach can work but carries a higher risk of discolouration; if you use it, dilute heavily and rinse quickly.


Protecting Your Coating

Repaint or reseal painted concrete every three to five years. A fresh coat isn't just cosmetic: it prevents water from reaching the concrete below and causing the freeze-thaw damage that leads to expensive repairs. Keeping the surface clean slows the moisture and biological growth that wear coatings down prematurely.
