How to Clean and Maintain Vinyl Balconies in Victoria BC

Vinyl decking is a popular choice for balconies and decks across Victoria. It handles wet weather well, doesn't splinter, and looks clean when maintained properly. The problem is that Victoria's damp winters and shaded balconies create ideal conditions for algae and mildew to take hold. Left untreated, stains work into the texture of the material and become much harder to lift.
Most vinyl manufacturers recommend cleaning at least twice a year. Here's how to do it right.

What You'll Need
Soft-bristle brush or deck scrubber
Mild dish soap or a vinyl-safe deck cleaner
White vinegar for mildew spots
Water supply
Skip bleach-based cleaners unless the label specifically says vinyl-safe. Some bleach solutions strip colour from vinyl over time or leave streaks that are hard to fix.
The Cleaning Process
Start by moving furniture and planters off the deck so you can reach every corner. Rinse the surface with water to clear loose debris. Avoid using a pressure washer as that can lift the edges of vinyl membranes and force water underneath, causing warping or membrane failure.
Mix a few drops of dish soap into a bucket of warm water and scrub the surface in sections with a soft brush. Rinse as you go so the soap doesn't dry and leave residue.
For dark mildew spots, spray with a 50/50 mix of white vinegar and water, let it sit for 5 to 10 minutes, scrub, and rinse. A commercial mildew remover rated for vinyl works well on stubborn patches.
What to Avoid for Vinyl
Wire brushes or abrasive pads that scratch the surface
Oil-based cleaners that leave a slippery film
Acetone or paint thinner, which can dissolve the vinyl's top layer
Excessive pressure washing near membrane seams or edges
